Investing in Manchester: the numbers

Manchester has the highest city wide gross yield of the six cities we track and the deepest pool of young professional tenants in the North, which is why it carries the largest share of our UK stock. The average price is £252,000, +1.2% over the year to July 2026, and the average private rent is £1,373 a month, +4.2% over the year to August. Across all property types that works out at a city wide gross yield of about 6.5%.

The regeneration pipeline is unusually deep. The Old Trafford Mayoral Development Corporation, constituted in January 2026, plans 15,000 homes and 48,000 jobs across 370 acres, and Victoria North is a £4bn scheme for 15,000 homes with the first 274 due in 2026. Greater Manchester's £1bn Good Growth Fund has already committed £98.1m to the city.

Savills expects North West prices to be flat in 2026, up 3.5% in 2027 and up 25.0% in total to 2030, joint strongest of any region. Our listings here cover the city centre and Piccadilly, Trafford and Cornbrook, Salford's Greengate and the Irwell riverside. Frequently asked questions

Is Manchester good for buy to let?

Manchester has the highest city wide gross yield of the six cities we track and the deepest pool of young professional tenants in the North, which is why it carries the largest share of our UK stock. On the latest figures, the average Manchester price is £252,000 (+1.2% over 12 months), average rent is £1,373 a month (+4.2%), and the city wide gross yield across all property types is about 6.5%. Savills forecasts North West prices to be flat in 2026, up 3.5% in 2027 and up 25.0% in total to 2030, joint strongest of any region.

What rental yield can I get in Manchester?

The city wide gross yield in Manchester is about 6.5%, based on ONS average prices and rents across all property types. One of our Manchester listings quotes a gross yield of 11%; net yields are lower once costs are taken off. Use our rental yield calculator to work out gross and net yield on any listing.

How much do I need to buy an investment property in Manchester?

Our Manchester listings currently start from £110,000. With a buy to let mortgage, lenders usually want at least 25% of the price as a deposit, plus stamp duty, legal fees and mortgage costs. Off plan purchases need a deposit at exchange, shown on each listing, with the balance at completion. Our buy to let calculator works out the total cash you need, including stamp duty.

Should I buy off plan or completed property in Manchester?

Of our 17 Manchester developments, 6 completed and 11 off plan. Completed apartments earn rent from completion and can be inspected before you buy. Off plan apartments fix today's price and need less cash during the build, but there is no rent until completion. Our off plan property guide explains the trade offs.

Can I buy property in Manchester from overseas?

Yes. Many of our investors live in Hong Kong, Singapore and the UAE and buy without visiting, using a UK solicitor and lenders that specialise in overseas borrowers. Buyers who are not UK resident usually pay a 2% stamp duty surcharge on top of the additional property rates.
