Completed Apartments on Manchester's Last Major City Centre Regeneration Site
The Waterhouse Gardens is Salboy's 556 home scheme on the former Boddingtons brewery site off Great Ducie Street, five terracotta buildings rising from 10 to 26 storeys around landscaped podium gardens. The site sits between Manchester Victoria and the Northern Quarter and was the last major regeneration plot left in the city centre core. The scheme is finished: the first residents moved in during summer 2025 and Salboy and Domis announced full completion in May 2026.
Buying a finished building removes the two risks that matter most on a Manchester apartment: whether it gets built and when. Income starts on completion of your purchase rather than two or three years out, and you can see the actual unit, the actual finish and the actual view before you commit.
Salboy is the strongest covenant in Manchester residential. Founded by Simon Ismail and backed by Fred Done, it has delivered more than 4,000 homes and over £1bn of development, and it builds through its own contractor, Domis. That matters less on a completed scheme than an off plan one, but it shows in the build quality.
The trade is price. Completed stock in central Manchester prices at a premium to off plan, and 92 of the 102 units on our list are still available, which tells you the developer is holding rather than discounting. Ask us for the floor by floor list; the lower floors and the north facing units are where the value sits.
Prices shown are the lowest unit available on the developer's current release and change as units sell, so ask us for the latest availability list before you reserve.
