About Emaar Properties

Emaar Properties is Dubai's largest developer and the builder of its best known addresses: Downtown Dubai and the Burj Khalifa, Dubai Marina, Dubai Hills Estate, Dubai Creek Harbour, Emaar Beachfront and Arabian Ranches. It is listed on the Dubai Financial Market and majority owned by Dubai's government, which is why its masterplans tend to come with the roads, retail and schools attached rather than promised.

Track record

Emaar reported AED 22.4bn of property sales in the first quarter of 2026, up 16% on a year earlier, with a revenue backlog of AED 163.4bn and group revenue of AED 12.4bn. It has delivered more than 129,100 homes in Dubai and other markets since 2002. For an off plan buyer the practical point is that an Emaar community is usually built in phases around infrastructure that already exists, so the amenity count on the brochure is less of a leap of faith than it is with a single tower in a new district.

What they build and how you pay

Masterplanned communities rather than standalone towers: waterfront apartments at Dubai Creek Harbour and Emaar Beachfront, golf course homes at Dubai Hills and Emaar South, villas at Arabian Ranches and The Valley, and branded residences such as Vida and Address. Payment plans are usually 80/20 or 90/10, with most of the price paid during the build and a small balance at handover.

Verta's view

Emaar is the benchmark we price every other Dubai developer against. Entry prices are higher than the market average and yields are correspondingly lower, usually a point or so under the Dubai apartment average, but resale liquidity is the deepest in the city and an Emaar community holds value through the cycle better than most. For a first Dubai purchase, or for a buyer who wants to be able to sell quickly, it is the obvious starting point.

Buying from Emaar as a UK investor

Every off plan payment goes into the project's escrow account registered with the Dubai Land Department under Law No. 8 of 2007, whichever developer you buy from. The DLD fee is 4% of the price. There is no local tax on rent, but UK residents pay UK tax on the income and on any gain. Our Dubai property investment guide covers costs, mortgages, the Golden Visa and the current market, and our guide to choosing a property investment company sets out the questions to ask us.

Frequently asked questions

Is Emaar a safe developer to buy off plan from?

Emaar is Dubai's largest and longest established developer, majority owned by the Dubai government, with more than 129,100 homes delivered. All off plan payments still go into a Dubai Land Department escrow account, as they do with every developer.

What payment plan does Emaar offer?

Most Emaar launches run 80/20 or 90/10: the bulk of the price in instalments during construction and 10 to 20% on handover. Plans vary by project, so we confirm each one in writing.

What yield do Emaar properties achieve?

Typically a little under the Dubai apartment average gross yield, because Emaar prices carry a premium. Investors buy Emaar for resale liquidity and capital protection more than headline yield.
