Verta's expert insight

The structure is unusual for Emaar. A 20% deposit is double the normal ask and the build runs to 2030, which suits a cash buyer and punishes anyone stretching. The upside is that a heavier deposit thins out speculative buyers and tends to make the resale market calmer at handover.

Creek Harbour one bedroom stock has been letting in the region of 6 to 7% gross, a Dubai average rather than a standout. The case here is the capital story around the creek rather than the rent, and there is a lot of supply coming, which caps rental growth.

Prices are the developer's published starting prices at 22 October 2026, converted from UAE dirhams at 1 AED = £0.2058 and rounded, so the sterling figure moves with the exchange rate. Availability and prices change as units sell; ask us for the latest price list.
