Verta's expert insight

Family sized villa stock is the tight end of the Dubai market. Supply has lagged demand since 2022 and the buyers are mostly end users relocating rather than investors, which makes the resale pool deeper and less cyclical than apartment stock.

The Willows is the entry point into Sanctuary's villas at around £823,000. The next collection up is about £14,000 higher for the same four bedroom footprints and adds a five bedroom option, so if a fifth bedroom matters we can price both side by side.

The 10% booking deposit is the lowest in the masterplan, so the capital required to secure a villa here is unusually light for the price point. Availability was already being flagged as limited when we checked, so this is one to move on rather than watch.
