About Sobha Realty
Sobha Realty is the Dubai arm of the Sobha group founded by PNC Menon, and it is the developer most often cited for build quality. It designs, engineers, constructs, glazes, fits out and even manufactures the joinery for its own buildings under what it calls a backward integration model, which is unusual in a market where most developers subcontract everything.
Track record
Sobha reported AED 30bn of sales in 2025, up 30% on the year, and is handing over a record 6,819 homes across Dubai in 2026 with a combined sales value of about AED 21.6bn. Its flagship community is Sobha Hartland and Hartland II on the Dubai Water Canal, with Sobha One, Sobha Seahaven and Sobha Central among the towers, and Sobha Sanctuary, an 8 million sq ft parkland masterplan off Al Ain Road, its largest site to date.
What they build and how you pay
Premium apartments and villas with a wellness and landscape theme: lagoon and park communities, waterfront towers and branded hotel residences. Sobha publishes unit sizes and prices but not payment plans or handover dates on its own site; the plans quoted on portals are usually 20/40/40 or 60/40 and we confirm every one in writing with the developer before you reserve.
Verta's view
Sobha is the developer we point to when a buyer asks about handover quality, because it controls the whole chain. Pricing sits above the market average, like Emaar, but the specification is visibly higher and the communities are built around landscape rather than density, which end user buyers pay for on resale. The point to watch is that Sobha launches phases over years, so early phase buyers carry a longer wait.
Buying from Sobha as a UK investor
Every off plan payment goes into the project's escrow account registered with the Dubai Land Department under Law No. 8 of 2007, whichever developer you buy from. The DLD fee is 4% of the price. There is no local tax on rent, but UK residents pay UK tax on the income and on any gain. Frequently asked questions
Why is Sobha known for quality?
Because it builds its own schemes. Design, construction, glazing, interiors and joinery are all done by Sobha companies rather than subcontractors, so handover snagging tends to be low.
What payment plan does Sobha offer?
Sobha does not publish plans. Portal listings usually show 20/40/40 or 60/40 structures, and we confirm the exact plan for your unit in writing before you reserve.
Where is Sobha Sanctuary?
Off Al Ain Road, south east of the city centre: an 8 million sq ft masterplan with about half the site as open space and first handovers expected Q3 2029.
Does Verta offer Sobha Hartland?
Our current Sobha listings are on this page. We can source Hartland, Hartland II and Sobha One units on request.
