Tilal Binghatti Launches in Dubailand: Binghatti's First Villa Community, Four to Six Bedrooms From £864,000

Family villas at a price under the established communities, the lightest payment plan on our Dubai list, and a long runway to 2029.

Tilal Binghatti Launches in Dubailand: Binghatti's First Villa Community, Four to Six Bedrooms From £864,000

Tilal Binghatti is Binghatti's first master planned villa community, a 10 million sq ft self contained district in Dubailand of townhouses, twin villas and standalone mansions. Four bedroom villas start from about £864,000, with five bedroom premium, premium plus and grand villas and six bedroom mansions above that, and completion is expected in Q3 2029. The full listing is on the Tilal Binghatti page.

What is being built

The community is anchored by the Sunken Pearl, a 12,000 sqm artificial beach, and the Alwaha swimmable lakes, with the villas arranged around them. It is a self contained masterplan with its own amenities rather than a cluster of villas on the edge of someone else's district.

Why villas

Family sized villa stock has been the tightest part of the Dubai market since 2022. Buyers there are mostly end users relocating rather than investors, which makes the resale pool deeper and less cyclical than apartment stock. Entry at AED 4.2 million for a four bedroom villa sits well under the established villa communities such as Arabian Ranches and Dubai Hills.

The developer

Binghatti is one of Dubai's largest developers and is known almost entirely for high rise towers. This is its first deliberate move into villas, which cuts both ways: the balance sheet and the delivery machine are proven at scale, but the product type is new to them and the first phase of any developer's new format is where the detail tends to be learned. We will be watching the first villas closely.

Payment plan

The lightest on our Dubai list: 10% to book plus the 4% Dubai Land Department fee, then 4% a quarter through the build, with 50% of the price falling due only on handover in 2029. That is a long runway, and a long exposure. Take the view on Dubai villa pricing in 2029 before you take the view on the discount today.

Who it suits

A buyer who wants a family villa in Dubai at a price below the established communities, has the funding for 50% at handover, and is comfortable with a 2029 completion from a developer new to villas. For an investor, the end user resale market is the attraction; for a family relocating, it is a way into a villa with a very low initial commitment.

How buying off plan in Dubai works

Every payment on a Dubai off plan purchase goes into the project's escrow account, registered with the Dubai Land Department under Law No. 8 of 2007, and the developer can only draw on it to build that project. Your purchase is recorded on the interim register, known as Oqood, before the building exists. The Dubai Land Department fee is 4% of the price, paid at booking. There is no local income tax on rent, but UK residents are taxed on worldwide income, so the rent goes on your Self Assessment return and any gain is subject to UK Capital Gains Tax. Our Dubai property investment guide covers the process, the costs and the mortgage position in full.

The market this launches into

Dubai prices softened after the regional conflict in March 2026. The ValuStrat Price Index was 4.5% lower in September 2026 than a year earlier, with apartments down 6.4%, although the monthly falls have slowed close to zero. Property Monitor puts the average gross yield on Dubai apartments at about 6.3%. For a buyer holding five years or more that means a better entry price than at any point since 2023; for anyone hoping to flip before handover it means real risk. Prices on this page are converted from UAE dirhams at 1 AED = £0.2058 and rounded, so the sterling figure moves with the exchange rate.

Frequently asked questions

How much does Tilal Binghatti cost?

Four bedroom villas from about £864,000, with five bedroom villas and six bedroom mansions above that.

What is the deposit?

10% plus the 4% DLD fee at booking, about £86,000 plus the fee on a £864,000 villa, then 4% a quarter during the build.

When does it complete?

Q3 2029 is the target for the first villas.

Has Binghatti built villas before?

No. Binghatti is a major tower developer and Tilal is its first master planned villa community.

Is 50% on handover normal?

It is at the lighter end for Dubai, where 60% or more at handover is common, but it is still a large sum to fund in 2029 from cash or a mortgage.

Is the rent tax free for UK buyers?

No local tax in the UAE; UK residents pay UK tax on the rent.
