About Aldar

Aldar Properties is Abu Dhabi's largest developer, listed on the Abu Dhabi Securities Exchange and the company behind Yas Island, Saadiyat Island and Al Raha Beach. It entered Dubai in 2023 through a land joint venture with Dubai Holding and now builds three masterplans here: Haven by Aldar on Al Ain Road, and Athlon by Aldar and The Wilds by Aldar, which sit next to each other in Dubailand. Dubai accounts for roughly a quarter of its UAE sales.

Track record

Aldar reported group revenue of AED 33.8 billion in 2025 with net profit of AED 8.8 billion and group property sales of AED 40.6 billion. It holds a Baa2 stable rating from Moody's, which is investment grade and the strongest credit rating of any developer currently selling homes in Dubai. In Abu Dhabi its delivery record runs back more than two decades. In Dubai it has not yet handed over a home: the first handovers are due at Haven in 2027. It also owns London Square, the London housebuilder it bought in December 2023 for £230 million.

What they build and how you pay

Masterplanned communities rather than single towers: apartments in the Verdes phase at Haven and the Rise phase at Athlon, townhouses and villas at Athlon, The Wilds and the premium end of Haven. Payment plans are the lightest in Dubai at the moment, with most projects opening at 5% on booking and the balance split between construction and a larger handover payment of 30 to 40%.

Verta's view

Aldar is the developer we point to when a buyer's main worry is the developer rather than the postcode. On balance sheet strength it is the safest covenant available in Dubai, and it is pricing to win market share, which shows up as a price per square foot below the equivalent Emaar product. Against that, all three communities are outer locations, the first Dubai handover is still to come, and a 5% deposit draws buyers who intend to sell on, which can crowd the resale market in the handover year. Buy for the covenant and the space; do not buy expecting a central rental market.

Capital is at risk. Prices and payment plans are confirmed in writing before you reserve, and all instalments go into the project's Dubai Land Department escrow account rather than to Aldar or to us.
