Verta's expert insight

Peelers Yard is a collection of 82 homes on Goulden Street, Manchester M4, on the edge of Ancoats and the Northern Quarter. The site was the city's 1872 police and fire station, and the scheme is built around what survives of it. The original 25 metre chimney, Grade II listed, has been kept as the centrepiece and crowned with a new lantern, and a sandstone wall wraps the site as a reminder of what stood here before.

The building was first designed as a build to rent scheme, and it shows in the floorplans. Apartments are larger than the city centre average, with open plan layouts, high specification kitchens and bathrooms, and windows set into the original openings where the old structure has been retained. The mix runs from one and two bed apartments to mezzanines, duplex penthouses and townhouses, so it does not read like the identical stock going up elsewhere in the city. Homes like this attract tenants who stay longer, which means fewer void periods for the owner.

Residents get a private courtyard, a shared amenity and dining space, cycle and parcel stores, and a resident app for building services and local perks. The architect is Tim Groom Architects, interiors are by Youth, and the main contractor is Big Red Construction. The developer is CERT Property, a Manchester developer known for reusing existing buildings, backed on this scheme by Myprotein founder Oliver Cookson.

Ancoats has been named among the coolest neighbourhoods in the world by Time Out and is home to many of Manchester's best independent restaurants and bars. Piccadilly and Victoria stations are both within walking distance, and the surrounding regeneration, including Victoria North, the Piccadilly framework and Mayfield, is delivering thousands of new homes and jobs on the doorstep.

Manchester remains one of the strongest rental markets in the UK. The city region economy passed £100bn in 2025, rental vacancy sits at around 0.8%, and Savills forecasts 27.6% house price growth and 12% rental growth across the North West over the next five years.

Construction is well advanced, with completion expected in Q3 2027. Prices start from £287,000 at launch pricing, and projected yields are 5 to 6% gross. Rent figures are projections rather than guarantees. We will send the net position on any plot, after service charge and management, with the full price list and availability.
