Vauxhall Residences is a new development of 158 apartments on Vauxhall Road in Liverpool city centre, and the first 18 homes have been released at launch pricing from £195,000. The building sits inside the Pumpfields regeneration zone, a short walk from Moorfields station and the business district.

A quick note for our overseas investors: this is Vauxhall in Liverpool, not Vauxhall in London. The name comes from the historic Vauxhall district of Liverpool, which runs north of the city centre along the Leeds and Liverpool Canal.

The team behind the building

The developer is Rosmara Development Group, named Developer of the Year at the 2025 YM Property Awards. Construction is by Newry Construction, the architect is Falconer Chester Hall, the building warranty is provided by ICW and Accelerant, and the scheme is funded by Aldermore. For an off plan purchase, the strength of the developer, contractor and funder matters as much as the price, because it is their delivery you are relying on.

What you get

The apartments are designed for professional tenants, with amenities usually found in larger rental buildings: a residents lounge, a gym and a roof terrace with views across the city. The video below shows the building, the shared spaces and the apartment interiors.

Parking is limited to five spaces in the whole building, at £20,000 each, so most tenants will rely on the station and walking into the centre.

Why this part of Liverpool

Liverpool recorded the strongest annual price growth of any city we cover, up 8.1% in the year to July 2026 to an average of £189,000, while average rents rose 5.6% over the year to £913 a month (ONS). Entry prices remain well below the UK average, which is what keeps gross yields higher than in most southern cities.

Vauxhall Residences sits within Pumpfields, a 75 acre area north of the city centre running from Leeds Street towards Chisendale Street and Scotland Road. A masterplan for the area envisages around 10,000 homes over time. Much of that is still at planning stage and will take many years, so we treat it as long term upside rather than something to price into a purchase today. What matters now is the location: walking distance to Moorfields, the business district and the waterfront.

How buying off plan works here

You reserve an apartment, then exchange contracts and pay a 20% deposit. That deposit is protected in full, half by insurance and half by a deposit bond. You then pay nothing more until the building completes, estimated for Q4 2028, when the balance is due, either from your own funds or a buy to let mortgage arranged nearer the time.

On a £195,000 apartment, the deposit is £39,000. Stamp duty, including the 5% surcharge on additional property, is paid on completion rather than at exchange; our stamp duty calculator works out the figure for any price.

Points to weigh up

  • Completion is two years away. Your deposit is tied up until Q4 2028, and there is no rent before then.
  • Yields are gross. The service charge of £3.00 per sq ft a year, letting fees and any void periods all come off the rent.
  • Short lets are not permitted. This is a standard long let investment.
  • Supply is growing nearby. Pumpfields will see more new homes over the coming years, so choosing well specified apartments with good amenities matters.
