Nirvana Residences I Launches in Dubai Production City: A 22 Storey Wellness Tower From £178,000

Nirvana Residences I is a 22 storey, 392 home tower by Meraki in Me'aisem, Dubai Production City. Studios start from about £178,000, the range runs to three bedrooms, and completion is expected in Q4 2028. The full listing is on the Nirvana Residences page.

What is being built

The tower is built around biophilic design, with more than 20 amenities spread across podium, mid rise and rooftop levels rather than stacked on one floor. They include a full indoor gym, an indoor and outdoor yoga studio, a padel court, a 100 metre running track, an infinity pool and a separate children's pool, an outdoor cinema, a rooftop co working space and the landscaped wellness pockets Meraki calls Nirvana Groves. The building runs to two basements, a ground floor, two podiums and a rooftop.

Why Dubai Production City

It is an unglamorous address doing a specific job. Dubai Production City is roughly 25 minutes from both Dubai International and Dubai World Central airports, within 15 minutes of Jumeirah Lake Towers, Dubai Media City and Dubai Internet City, and five minutes from City Centre Me'aisem. The tenant is someone working in those business parks who wants a short commute and a new building, and that is a deep and stable pool rather than a tourist or short let market.

The developer

Meraki designs, engineers and builds in house, covering MEP, civil contracting, aluminium and glazing and structural steel through its own businesses, with more than 100 completed developments behind it. In a market where the usual off plan risk is a developer subcontracting everything and losing control of the programme, vertical integration is the single most useful thing to know about a builder.

Payment plan

The standard plan is 20% on booking plus the 4% Dubai Land Department fee, then staged payments through the build and 60% on handover. A monthly instalment plan is also available in place of the staged option, roughly half a percent a month with step ups, which spreads the pre handover cost over three years rather than front loading it. That is worth asking about if you are buying more than one unit.

Who it suits

Nirvana suits an investor who wants a low Dubai entry price, a tenant base that already exists, and a developer that controls its own build. It is a yield and reliability purchase rather than a trophy address.

How buying off plan in Dubai works

Every payment on a Dubai off plan purchase goes into the project's escrow account, registered with the Dubai Land Department under Law No. 8 of 2007, and the developer can only draw on it to build that project. Your purchase is recorded on the interim register, known as Oqood, before the building exists. The Dubai Land Department fee is 4% of the price, paid at booking. There is no local income tax on rent, but UK residents are taxed on worldwide income, so the rent goes on your Self Assessment return and any gain is subject to UK Capital Gains Tax. Our Dubai property investment guide covers the process, the costs and the mortgage position in full.

The market this launches into

Dubai prices softened after the regional conflict in March 2026. The ValuStrat Price Index was 4.5% lower in September 2026 than a year earlier, with apartments down 6.4%, although the monthly falls have slowed close to zero. Property Monitor puts the average gross yield on Dubai apartments at about 6.3%. For a buyer holding five years or more that means a better entry price than at any point since 2023; for anyone hoping to flip before handover it means real risk. Prices on this page are converted from UAE dirhams at 1 AED = £0.2058 and rounded, so the sterling figure moves with the exchange rate.
