Luz Ora Residences on Dubai Islands: Sixty Per Cent Built, Handover Q3 2027, From £354,000

A late entry point on Dubai Islands: the structure is largely up, handover is two years out, and 40% is still paid in stages.

Luz Ora Residences on Dubai Islands: Sixty Per Cent Built, Handover Q3 2027, From £354,000

Luz Ora Residences sits on Island A of Dubai Islands and is already around 60% built, with handover expected in Q3 2027. That makes it a late entry point rather than a ground up launch, and that is the whole reason we have added it. One, two and four bedroom homes start from about £354,000. The full listing is on the Luz Ora Residences page.

Why buy at 60% built

Buying at 60% built is the most underrated position in Dubai off plan. The structural risk is largely behind you, the handover is two years out rather than four, and you still pay 40% of the price in stages rather than all of it on day one. Compare that with a launch on the same island completing in 2030: you take the same district risk for an extra three years and the same payment structure. The plan here is 20% on booking plus the 4% Dubai Land Department fee, then three staged payments and 60% on handover.

The island

Residents get a golf cart service around the island, with the beach and waterfront resorts about three minutes away, a sports club and Dubai Islands Mall within five, and an 18 hole championship waterfront golf course within seven. Dubai Islands as a district is still being built around this scheme, so the amenity times quoted are to things that are open or close to opening rather than to a 2030 masterplan. Ask us what is actually trading on the island today; it is a shorter list than the brochure implies, and it is growing quickly.

Golden Visa

Most of the current release prices above AED 2 million, which is the threshold for UAE Golden Visa eligibility on property. If residency is part of why you are buying, that matters as much as the yield, and we will steer you to the units that clear it rather than the ones that sit just under. Eligibility rules change, so we confirm the current position with the Dubai Land Department before you reserve.

Who it suits

Luz Ora suits an investor who wants waterfront Dubai with a shorter wait and less construction risk than a fresh launch, or who wants a property that clears the Golden Visa threshold. It is a larger ticket than our other Dubai apartment listings and the island is still maturing, so treat it as a five year hold.

How buying off plan in Dubai works

Every payment on a Dubai off plan purchase goes into the project's escrow account, registered with the Dubai Land Department under Law No. 8 of 2007, and the developer can only draw on it to build that project. Your purchase is recorded on the interim register, known as Oqood, before the building exists. The Dubai Land Department fee is 4% of the price, paid at booking. There is no local income tax on rent, but UK residents are taxed on worldwide income, so the rent goes on your Self Assessment return and any gain is subject to UK Capital Gains Tax. Our Dubai property investment guide covers the process, the costs and the mortgage position in full.

The market this launches into

Dubai prices softened after the regional conflict in March 2026. The ValuStrat Price Index was 4.5% lower in September 2026 than a year earlier, with apartments down 6.4%, although the monthly falls have slowed close to zero. Property Monitor puts the average gross yield on Dubai apartments at about 6.3%. For a buyer holding five years or more that means a better entry price than at any point since 2023; for anyone hoping to flip before handover it means real risk. Prices on this page are converted from UAE dirhams at 1 AED = £0.2058 and rounded, so the sterling figure moves with the exchange rate.
