113 Residences is IMAN's newest and most prime release, a low rise of just 113 homes in Al Sufouh, sitting between Palm Jumeirah and Dubai Marina. One to three bedroom apartments and four bedroom duplexes with private plunge pools start from about £370,000, finished with Versace Ceramics and floor to ceiling glazing, with completion estimated Q2 2029. The full listing is on the 113 Residences page.
Why Al Sufouh
Al Sufouh is the strip between Palm Jumeirah and Dubai Marina, and it is almost built out. There is very little land left, which is the whole argument for buying here: new supply cannot easily arrive to compete with you. The address sits between two of the most liquid resale markets in Dubai.
A boutique building
At 113 homes this is a boutique building, not a volume tower. Fewer identical apartments hit the rental market at the same time on handover, and the four bedroom duplexes with plunge pools are closer to villa product than anything else at this price in the area. Residents get a rooftop infinity pool, a skyview pool deck, a sauna, a steam room and a clubhouse.
Payment plan
20% on booking plus the 4% Dubai Land Department fee, 30% through the build and 50% on completion. Only half the price is paid during construction, which keeps more of your capital free until the building is finished, but it does mean a larger sum due at handover, either from cash or a mortgage arranged nearer the time. Plan that now rather than in 2029.
About IMAN
IMAN's launches tend to clear within hours, and entry level stock at this price moves fast, so ask us what is actually available before you plan around the headline figure. IMAN publishes very little itself; the plan and date here come from the main UAE portals and we confirm both in writing before you reserve.
Who it suits
A buyer who wants a prime, supply constrained Dubai address at a price well below Palm Jumeirah itself, values a small building over a tower, and can fund 50% at completion.
How buying off plan in Dubai works
Every payment on a Dubai off plan purchase goes into the project's escrow account, registered with the Dubai Land Department under Law No. 8 of 2007, and the developer can only draw on it to build that project. Your purchase is recorded on the interim register, known as Oqood, before the building exists. The Dubai Land Department fee is 4% of the price, paid at booking. There is no local income tax on rent, but UK residents are taxed on worldwide income, so the rent goes on your Self Assessment return and any gain is subject to UK Capital Gains Tax. Our Dubai property investment guide covers the process, the costs and the mortgage position in full.
The market this launches into
Dubai prices softened after the regional conflict in March 2026. The ValuStrat Price Index was 4.5% lower in September 2026 than a year earlier, with apartments down 6.4%, although the monthly falls have slowed close to zero. Property Monitor puts the average gross yield on Dubai apartments at about 6.3%. For a buyer holding five years or more that means a better entry price than at any point since 2023; for anyone hoping to flip before handover it means real risk. Prices on this page are converted from UAE dirhams at 1 AED = £0.2058 and rounded, so the sterling figure moves with the exchange rate.
