Why the waiting list decides everything

Only 95 apartments exist, and they are released to the waiting list before anyone else sees them. Position in the queue determines price, incentive and unit — in that order.

The best possible pricing

Waiting list registrations are priced first, at launch rates. Every release after that moves upward. The list is where the entry price is at its lowest — and it never gets cheaper than this.

Exclusive launch incentives

The incentives on this launch are held back specifically for pre-registered buyers and are not published anywhere. They come off the list, not the open market.

First pick of units — globally

Imperial Exchange goes to UK, Middle East and Asian markets simultaneously. The waiting list is picked before all of them. Corner units, upper floors and the strongest short-let layouts go first, and they go fast.

Circa 50% return on cash invested

Based on a 15% uplift across the roughly 18-month build, measured against a 30% deposit. You buy pre-construction on the deposit, but the growth accrues on the full value of the asset.

The best-located building on the Liverpool market

Exchange Street East, L2 3PQ — inside the Castle Street conservation area, at the exact centre of Liverpool's commercial core. Everything that drives short-let occupancy sits within a few minutes on foot.

A conversion, not a construction site

Full planning has been granted by Liverpool City Council for the conversion of this 10-storey former HMRC building into 95 apartments — 64 one-bedroom and 31 two-bedroom homes across 85,000 sq ft.

Because the structure already stands, construction risk is materially lower than a ground-up scheme, with an expected build timeframe of around 18 months. The works introduce new windows and modernised cladding to a genuinely beautiful building inside the Castle Street conservation area.

The developer is experienced and already on site with a second Liverpool conversion. Every apartment comes with a 999-year lease, and units are mortgageable — deposits from approximately £66,000 rather than full cash purchase.

In the press

“Former Liverpool city centre HMRC offices to become almost 100 flats”

The Liverpool Echo covered the Imperial Exchange conversion as it cleared planning — independent confirmation of the scheme, the scale and the timeline.

ECHO
  • Imperial Exchange sat empty for over five years after government staff moved out — a prime L2 building waiting for the right scheme.
  • Now consented for conversion to 95 apartments across 85,000 sq ft, with no external alteration to the existing structure.
  • Part of a wider shift in Liverpool's commercial core, where demand for city-centre homes is outstripping office use.
  • Local press coverage means the scheme is public, verifiable and on record — not an off-market claim.

Approved for short-term lets — where the numbers get serious

Imperial Exchange is approved for both long-term and short-term letting. Our recommendation for investors is short-let operation, fully managed on your behalf, in one of the strongest short-let micro-locations in the North of England.

How the return on cash is calculated

No black box. Here is the arithmetic behind the headline figure, and the assumptions it rests on.

Purchase price £220,000
Deposit at 30% — cash invested £66,000
Expected uplift during construction 15%
Value at completion £253,000
Gain on the asset £33,000
Return on cash invested
£33,000 ÷ £66,000, over roughly 18 months
50%

Where the 15% comes from

Market momentum. Liverpool leads all 19 UK cities for house price growth on the Hometrack index, and the city centre continues to attract sustained investment.

Early-bird pricing. Waiting list buyers purchase at launch rates — below the pricing applied to later release phases, and below the completed product.

Leverage. You buy pre-construction on a deposit, but the growth accrues on the full value of the asset. That is what turns a 15% uplift into a 50% return on the cash you actually put in.

Illustrative scenario, not a forecast or a guarantee. Figures exclude acquisition costs such as stamp duty and legal fees, which increase the cash invested and reduce the percentage return. A lower uplift, a larger deposit or a longer build all reduce the return; property values can fall as well as rise.

Best pricing. Exclusive incentives. First pick, globally.

All three come off the waiting list. Registration takes 30 seconds.

Amenities that hold occupancy year-round

Imperial Exchange is being delivered with a genuine amenity offer — the kind that drives repeat short-let bookings and long-let retention, rather than a token residents' lounge.

Lower construction risk

Full planning granted and the building already standing. The heavy structural work is done — around 18 months to completion rather than the three-year timelines of ground-up towers.

Fully managed for you

Short-let operation handled end to end on your behalf: guest management, cleaning, dynamic pricing and compliance. A genuinely hands-off income stream.

Every route open

Mortgageable units on 999-year leases, approved for both long-term and short-term letting — so financing, operating model and exit all stay flexible.
