About Danube Properties

Danube Properties is the development arm of the Danube group, a UAE building materials business founded by Rizwan Sajan. It is the developer that made the 1% a month payment plan famous in Dubai, and it builds mid market apartment towers with large amenity decks across Jumeirah Village, Al Furjan, Dubai Science Park, Dubai Maritime City and Dubailand.

Track record

By July 2026 Danube had delivered 16 of the 32 projects it has launched, with the other 16 under construction and 11 developments in handover during 2026, including Breez in Dubai Maritime City with more than 1,000 residences. The group's building materials business gives it unusual control over supply and cost.

What they build and how you pay

Mid market apartment towers, often with a branded or themed identity (Fashionz with FashionTV, Aspirz), 30 to 50 amenities per building, and the 1% monthly plan: a booking deposit followed by 1% of the price every month, part of it continuing after handover.

Verta's view

Danube is the lowest friction way into Dubai for a buyer who wants to spread payments. The towers are dense and the districts are secondary, so yields are high and capital growth is slower than the waterfront; the strength is the payment structure and the amenity count at the price. Check the service charge and the total instalment period before comparing with a 60/40 scheme.

Buying from Danube as a UK investor

Every off plan payment goes into the project's escrow account registered with the Dubai Land Department under Law No. 8 of 2007, whichever developer you buy from. The DLD fee is 4% of the price. There is no local tax on rent, but UK residents pay UK tax on the income and on any gain. Our Dubai property investment guide covers costs, mortgages, the Golden Visa and the current market, and our guide to choosing a property investment company sets out the questions to ask us.
